My Family Home:
I live in a 4 bedroom semi-detached house in a residential area close to a beautiful park (Ballycragh) and lots of open green spaces. It is a very comfortable house with a modern upgraded central heating system. The external walls front and back have been insulated to a very high standard which helps to retain the heat in the house.

The large back bedroom consists of a very comfortable queen size bed with built-in wardrobes and two bedside lockers with lamps. During the pandemic this room has been updated with new wooden floors and walls freshly painted. There is a fabulous view of the Dublin Mountains from this airy bedroom. The double bedroom has WiFi and a spare set of bed linen for long stay guests who will be responsible for keeping their own bedrooms clean and tidy and changing bed linen if they stay for longer than 2 weeks.

The front bedroom is a single occupancy bright clean room. It has WiFi and a spare set of bed linen for long stay guests who will be responsible for keeping their own bedrooms clean and tidy and changing bed linen if they stay for longer than 2 weeks.

I have a lovely conservatory which I use all year round as I enjoy the view of my patio back garden which has a very nice granite table and granite seats for those sunny days of barbecuing and eating outside. This room has a Smart TV /WiFi and you can watch Netflix. This room has also been recently re-floored and the walls painted. All guests are very welcome to use this room for chilling out and watching TV.

Downstairs there is a WC with a wash-hand basin. Again please do not shave or leave hairs in the sink area as these clogg up the drains. It has new floor tiling and the walls painted recently. The kitchen is separated by the conservatory and dining room and includes all mod cons such as microwave, dishwasher, washing machine, plenty of cooking utensils etc. Guests have the use of these facilities especially if they are here on a long stay. You will have your own cupboards for keeping your food. You will share a fridge/freezer and a wire basket tray for your fruit and vegetables.

I have wireless internet throughout the house so this would be great for students who use Skype/Zoom to keep in contact with family. My sitting room is to the front of the house with Large TV with many channels. This is my private space although guests are welcome to pop in to say hello and have a chat.

I live 5 minutes away from the 15/65B bus stops which will take you directly into the city. The 15 bus operates every 10 minutes during the day and every 20-25 after 20.00. It is a 24 hour bus service so there is no need to get a taxi home if you are out very late.

The 65B is not as frequent but is a shorter journey to and from the city.

You can rent bikes from the University College Dublin also known as UCD......... https://ucdestates.ie/blog/2017/10/13/bleeperbikes-are-now-available-throughout-campus/ The S 6 bus which is a new bus will take you to they university.

The Institute of Technology Tallaght (Tallaght University) is about a 12 minute cycle or 30 minute walk. You can get the S8 bus which is 4-5 minute walk from my house and a short bus ride away.

Lidl is a short walk from my house to do your grocery shopping.

I live close to some of the famous traditional pubs Johnny Foxes and The Merry PloughBoy which is very popular for tourists to frequent.

I live on a very quiet road with plenty of greenery all around and a local pub Scholars about 3-4 minutes’ walk from my house. I live very close to the M50 motorway so if any guest wanted to travel to any other part of Ireland they have easy access north or southbound by rental car.

I have 8 grandchildren, 5 girls and 3 boys ranging in ages from 15 years to 3 years old. Two of my grandchildren ages 7 and 9 are French and live in Biot France with my eldest daughter and French son-in-law. Two of my grandchildren ages 15 and 11 now live in the USA. Two live in Cornwall England ages 3 and 5 years and the other two grandchildren are based in Dublin and are ages 5 and 8. I travel a fair amount to babysit most of them.

Additional Info

If main front door keys are lost by a guest you must pay for replacement lock and new keys. This is very expensive and could cost over €200.

House Rules

Cancellation Policy:

If you cancel your booking you may be charged on the following terms. If
the guest arrives and decides to leave before the departure date a cancellation fee will occur and 50% may be refunded at my discretion. The reason is the room is locked into a code with Homestay and it can take some time to release the room for availability for another guest to make a booking.

No Show policy:
VERY IMPORTANT TO READ. If you book and no show you are still liable to
pay 50% of the total fee unless you have been affected by Covid and cannot travel but you would need to send me a copy of a positive Covid result.

Homestay Deposit and Payment in Advance of Arrival:
PLEASE ALSO NOTE THE 15% DEPOSIT that is paid during booking confirmation is paid directly to Homestay.com, and not to me. They keep this money as they are the acting agents.

I DO NOT RECEIVE THIS DEPOSIT. The remaining 85% of the cost must be paid directly into my bank account IN ADVANCE OF YOUR ARRIVAL. My bank details will be given to you on request.

Identification:
I REQUIRE A COPY OF PROOF OF ID PRIOR TO ARRIVAL EITHER YOUR PASSPORT DETAILS OR YOUR DRIVING LICENCE.

No animals allowed.
No cooking with a chip pan as this can cause house fires. I have an air fryer instead. Just ask to use it if I haven't shown you where it is.

House Management:
Please keep my home secure and lock the front door when entering and leaving the house.

Kitchen:
No cooking after 21.30 hrs unless agreed by me. It is important to please keep the kitchen clean and tidy and wash and dry dishes and pots after yourself especially if you are self-catering. Once your dishes etc are dry please put them away rather than leaving them there all day. Make sure to clean the sink and cooker after every use.

Please respect my home you may be sharing the kitchen with me and other guests. If you are a long-term guest you will help with the general cleaning of the house once a week/fortnight or it may be done on a rota depending on how many people are here. This includes hoovering the communal areas and cleaning the shower room etc. It's only fair we all help to keep the house clean. When the chores are shared it is much easier on everyone.

Very important if you OPEN windows please make sure to CLOSE them before leaving the house. If it's a kitchen or downstairs window please CLOSE before you go upstairs. Should I have a break-in/robbery as a result of windows being left open even in error YOU WILL BE RESPONSIBLE for all theft and damage. The same applies if the front or back doors are not locked after you.

Bathroom:
Please keep the bathroom clean and tidy after each use by rinsing the shower area with a sponge and disinfectant which is always in the bathroom. Remember this is a shared bathroom and no one likes a dirty bathroom!! Please remove all hair from the waste drain on a daily basis. It is not fair that this should be left to me. No shaving hairs down the drains either in the shower or the wash-hand basin. Hairs will block the drains. If you need advice what to do just let me know.

NO SHOWERS AFTER 21.30 hrs or before 09.00 unless agreed with me. I know there will be exceptions to this if you are traveling but please check with me first.

Central Heating/Hot Water: PLEASE DO NOT ADJUST the central heating/hot water settings yourself, ask me and I will happily do it for you if I think it necessary. The house is very well insulated and retains the heat. If you have any problems just ask me and I will check it out.

Other House Rules:
Keep noise to a minimum after 22.00 as this is a residential area and I have neighbours living on each side of me and there may be other guests asleep in the house.

NON SMOKING HOUSE. Please do not smoke inside the house however you can smoke outside but use the ashtrays for cigarette butts and not the garden etc.

IF YOU ARE CAUGHT SMOKING IN BEDROOMS OR INSIDE THE HOUSE YOU WILL BE ASKED TO LEAVE MY HOME IMMEDIATELY OR BY FIRST LIGHT THE NEXT DAY AND NO REFUND WILL BE GIVEN.

Please do not invite strangers into my home, if you would like to invite a friend or family member there is no problem once you check in with me first.

NO PETS ALLOWED

Please let me know if you are not coming home any night as I am a natural worrier and don’t want to be worrying about your safety unnecessarily.

Please enjoy your stay and treat my house with respect as you would your own home!

I stayed at Carmel's house for three weeks and time sure flew damn fast. Staying with Carmel proved to be an amazing experience as she helped me with anything I needed: improving my english, discovering Dublin city, moving around, reviewing and checking some emails I had to send, and most importantly she was always there when needed with a smile on her face and ready to either help me or cheer me up when needed. I still remember the day I had to leave her after the three weeks spent together, the potatoes she helped me cooking, and everything else. Damn I was sad. Carmel has been there whenever I needed her. The house is also located in quite a nice spot, as although being pretty far from the centre and requiring a bit of walking whenever I needed to catch a bus or come back home after dropping off another one, it is still served by a bus line which operates 24h a day, allowing the guest(s) to feel free to explore the city without fearing missing a bus when it gets late.
There's a ton more things I'd like to share about my homestay but I won't, as it would just bring me a lot more nostalgia which I'm not really in the mood to face. Anyway, either you need a temporary accommodation in order to find a long term one or you wish to stay with Carmel as much as possible, her homestay is highly recommended. The only thing I'd like to point out - no one's fault, let's be clear - is that in case you're a single guest you might find your room a bit small, but that's not really a problem, since you're most probably going to look forward to spending your time in Dublin, or seeking a long term accommodation, which is the main objective of anyone hoping to relocate to Ireland. Otherwise, if you're a couple, no problem. It seems both the double rooms are quite suitable.
With these last words I wish Carmel and everyone booking her homestay a beautiful time in Dublin and amazing days only. Cheers! And thank you once again Carmel! It's been wonderful!

I could not chosen a better place in Dublin. Carmel is so friendly, generous and helpful. I was treated so well. Carmel became my second mother in Ireland and since I arrived at house Carmel had done everything to me feel well at home. If you want a comfortable house, well-equipped and a nice neighborhood, Carmel’s house is the best choice you could do. I highly recommend Carmel’s house. Carmel, I will never forget our time talking about everything. You, your home and Ireland will be forever in my heart.

My wife and I stayed at Carmel's house for six months. For us, Carmel became our Irish mother and a great friend. Carmel is the sweetest, most generous, friendly, and helpful person in the world. Since we arrived, she has been caring daily to make us feel welcome and comfortable in her home. The house is very spacious and well-equipped. It met all our needs while we were there. The room is a perfect size and incredibly comfortable. Carmel also assisted us in getting accustomed to the city, guiding us on which bus to take and explaining the nearby shops and supermarkets. When my wife fell ill, she helped us find a doctor and provided us with all the support to help her recover. I wholeheartedly recommend staying at Carmel's house, as you will feel welcomed and at home there. Thank you, Carmel, for hosting us so well in your home. We love you!!!

Raphael and Larissa stayed with me from 24th Jan 2023 - 30th July 2023. They were excellent guests. They were incredibly friendly and blended in like my family. They were absolutely spotless and always kept the house meticulous and tidy. They always paid the rent on time without any reminders from me. I would highly recommend Raphael and Larissa to any Landlord. We continue to see each other and have remained good friends. Unfortunately, my room was not available for them to stay longer. They will always remain good friends/family.

If you want to feel as at home, Carmel's house is perfect place. House is warm and cosy, full of positive energy. Carmel is the most amazing person. She will help you no matter what. My partner and I were welcomed so well that we felt as part of family. We will never forget our time with Carmel. We loved our night chats with Carmel with cup of tea. House is located in nice area, near to the bus line 175 so you can take direct bus to the UCD. There are also direct lines to the Dundrum, Tallaght. Also, if you like hiking you can go to Dublin mountains as house is near, and you can see it from one of the rooms. The house is big and recently renovated. Lidl is away 10 minutes of walking, so you can easily shop what you need. You will not regret if you choose Carmel's place to stay, no matter is is couple of days or months. Coming from other country and leaving your family and friends is certainly one of the hardest thing to do. Therefore, to come in home as this means a world.

In Carmel's house I felt completely comfortable, welcome, safe, calm, and at home, from the first moment I entered. Carmel will offer you all her confidence, generosity, sweetness, and wisdom as your host. In addition to having an exceptional human being as an owner, the house itself has everything you need: it is clean, spacious, comfortable, very warm, well equipped, and with easy connection to the transport network. As if that wasn't enough, the price is very reasonable.

I could not recommend the stay with Carmel more. I will be forever grateful to have met her and to have received her generosity and fantastic energy for two weeks. Do not hesitate to reserve this place if you see find it available!

My stay in Carmel’s house was nothing short of Perfect. Carmel is a perfect host. She is concerned and caring and took the extra mile to make me feel welcome, the other house guests were also very kind. The house was very clean, and all facilities were easily accessible. I can't miss mentioning the house's excellent insulation, which made it very warm and cozy. I felt right at home when I was there and if any guest gets a chance to stay in Carmel’s house, consider yourself fortunate to have the best stay of your life!
The only downside of my stay was that it was short but I would run back if Carmel ever wanted to have me there. Carmel is a gem of a person; everyone should get the opportunity to meet her at least once in their lifetime!
